Position Description: Asturian is seeking a Commercial Project Manager to support construction operations in the Asturian Development Division. The Developmental Division is focused on privately funded construction projects, the traditional “Commercial” construction space. The individual shall be responsible for performing overall project management duties including overall risk management, creation of project plan, project buy-out, subcontract scope of work, assisting preconstruction in CMAR and design-build projects, collaborating with design team and owner, obtaining building permits and other entitlements, scheduling, creating SOV’s, submittal review, coordination of subcontractors, RFI’s, resolution of contract issues, attend production/QC meetings, negotiations, contract documentation, Superintendent management, project billings, change order preparation and submission, correspondence, client retention, and other duties as assigned.

Office Assignment: The Project Manager will be assigned to the Austrian office located in Virginia Beach, VA.

Geographical Region: The successful candidate will support construction projects primarily in the Hampton Roads region of Virginia but may include nearby projects throughout Virginia, DC, and Maryland.

Position Duties: Duties include, but are not limited to, the following:

  • Creation of project plan
  • Project buy-out
  • Project billings
  • Change order preparation and submission
  • Subcontract scope of work
  • Assist Preconstruction in CMAR and design-build projects
  • Collaborate with the design team and owner
  • Obtain building permits and other entitlements
  • Create SOV’s
  • Submittal review
  • Coordination of subcontractors
  • RFI’s
  • Resolution of contract issues
  • Attend production/QC meetings
  • Superintendent management
  • Monitor additional sources for opportunities such as newspapers, industry partners, and market trends.
  • Prepare monthly business development reports.
  • Prepare weekly business development items for staff meetings.
  • Client retention

Position Minimum Qualifications: Commercial Project Manager

  • The Project Manager candidate must possess a minimum of 3-5 years of demonstrated practical field experience as a tradesman, foreman, field engineer, superintendent, or related position with commercial construction projects.
  • Degree in engineering, construction management, architecture, or relevant program preferred, but not required.
  • 5-10 years of experience as a Project Manager on commercial projects ranging in size from $500K to $40M. Higher-valued projects are acceptable, but not required.
  • Demonstrated knowledge of commercial construction practices and procedures.
  • Demonstrated knowledge in Critical Path Method (CPM) schedule development and maintenance utilizing Primavera, Suretrack, or MS Project.
  • Demonstrated ability to assist in preconstruction efforts by writing scopes of work for work packages, development of general condition costs, perform constructability analysis, quality control of design, develop site logistics plans, and other preconstruction activities.
  • Knowledge of contract delivery methods including, but not limited to, general contracting/lump sum, construction management-at-risk, design-bid-build, design-build, Lean, and IPD.
  • LEED AP, LEED BD+C, and/or Earthcraft certification preferred, but not required.
  • Practical knowledge of standard software applications such as Microsoft Office (Word, Excel, and Outlook) and Adobe.
