ABOUT THE ORGANIZATION

KIOTI Tractor is the U.S. subsidiary of Daedong Corporation specializing in the distribution of high quality tractors, UTVs, zero turn mowers, attachments and implements. Since its establishment in 1993, KIOTI has experienced rapid growth as a result of its unique ability to facilitate responsive engineering and production of KIOTI products specifically designed to meet the growing needs of North American equipment users.

Today, KIOTI Tractor sells its products through an expanding KIOTI dealer network of more than 500 dealerships located throughout North America. To assist with this, we have a strategically positioned U.S. warehouse distribution system and its streamlined parts, service and fulfillment center located in Wendell, North Carolina.

This will be an onsite position in Wendell, NC, with a work schedule of Monday - Friday 8:00 AM to 5:00 PM.

JOB SUMMARY

KIOTI Tractor, a leader in the design and manufacture of compact tractors, utility vehicles, turf care, and compact construction equipment, is seeking a Facilities Operations Manager to join our team in Wendell, NC. The Facilities Operations Manager is responsible for the upkeep and security for all KIOTI buildings, grounds, and equipment. This role will ensure that all facilities maintenance is performed in a timely, cost-effective manner that upholds the best interest for the company, staff, and dealer network. Site management will include locations based in NC, TX, CA, and WA, but is not limited to this scope. This position will work closely with all departments that are in the KIOTI organization, understanding their needs and upholding a high standard of facilities management support.

KEY RESPONSIBILITIES OF JOB

Facilities Operations

• Manage day-to-day operations of all company facilities, including maintenance, repairs, and security
• Ensure OSHA compliance standards and industry codes are met and maintained
• Develop, implement, and sustain facility management policies and procedures

Project Management

• Lead and oversee facility-related projects from inception to completion, including construction, renovations, and relocations.
• Develop project plans, timelines, and budgets
• Coordinate with contractors, architects, engineers, and other stakeholders to ensure projects are completed on time and within budget
• Conduct regular project meetings to provide updates and address any issues
• Monitor project progress and adjust plans as needed

Budgeting and Financial Management

• Prepare and manage the facilities budget, ensuring cost-effective use of resources
• Track and report on expenditures related to facility operations and projects
• Negotiate contracts with vendors and service providers

Vendor Management

• Oversee relationships with external vendors and service providers, including janitorial, landscaping, and security services
• Ensure that all vendors meet performance standards and contractual obligations
• Conduct regular performance reviews and audits of service providers

Space Planning and Utilization

• Develop and implement space planning strategies to optimize the use of company facilities
• Manage office moves and reconfigurations to accommodate growth and changing business needs
• Ensure effective allocation of space and resources

EDUCATIONAL AND PHYSICAL REQUIREMENTS

• High school diploma required
• Minimum of 4 years of facility-related experience in a warehouse setting strongly preferred
• Experience with Microsoft Excel, Word, and Outlook
• Must be able to quickly respond to after-hours and weekend emergency calls and conditions associated with ensuring continuous operations of facilities and operational equipment / services at multiple physical sites
• May occasionally have to work outdoors, regardless of time or weather
